Can you hold a property before I apply?
No. All properties are rented on a first-come, first-served basis with a completed application and all required fees. To increase your chances, we recommend applying as soon as possible. -
Do I need to pay the first and last month’s rent along with the security deposit?
Move-in costs vary by property. Typically, you’ll need to pay the first month’s rent and a security deposit, non-refundable cleaning fee and non-refundable pet fee per pet, if applicable. Last month’s rent is not required to be paid upfront. -
How old do I have to be to apply?
Applicants must be at least 18 years old or the legal age required to enter a binding lease agreement in your state. -
Is the security deposit refundable?
Yes. Security deposits are refundable, provided the lease terms are met, the property is returned in good condition (beyond normal wear and tear), and there are no outstanding charges or unpaid rent. -
Who needs a cosigner?
A cosigner may be required if you don’t meet certain income, credit, or rental history criteria. Cosigners must meet financial qualifications and will need to sign the lease agreement. -
How do I apply for a property?
Applications can be submitted online. You’ll need to complete the application, pay the application fee, and provide supporting documents such as proof of income and identification. -
How is rent paid?
Rent can be paid securely through our 24/7 tenant portal, by automatic bank transfer, or by check/money order, depending on the payment methods allowed for your property. -
Can I get a pet while renting?
Please check your lease first. Some properties allow pets with an additional deposit or monthly fee, while others have pet restrictions. Always contact us before acquiring a pet. -
What if I want to move out, but my roommate wants to stay?
All tenants on the lease are jointly responsible for the full lease term. If one tenant wants to stay, they may need to qualify on their own or find a replacement tenant, subject to approval. -
What should I do if my lease is ending and I plan to move out?
Refer to your lease for the required notice period—usually 30 or 60 days. Submit your notice to vacate in writing by the specified deadline to avoid penalties. -
Who pays for repairs and maintenance?
We handle all routine maintenance and repair requests. However, tenants are responsible for damages caused by misuse or neglect. Please submit maintenance requests promptly through your tenant portal.
